This is where the rubber meets the road!

Our goal in going through these steps has been to acquaint ourselves with you, and you with us, and to familiarize ourselves with the home. Every client and home is different so we look for ways to help in several other different ways. So let's explore those options in better detail. 

How Best Can We Help?

Cash Purchase of the Home

This is the path most of our clients would like to take. They just want to be unburdened by the home altogether. It's the quickest and easiest way forward. We'll take into account all of the information we've learned about our client and the home, and quickly present a fair and solid cash offer. For our clients in financial duress, we can communicate directly with the creditors or lenders to halt the foreclosure process and expedite the purchase, thus allowing them to move on quickly with dignity and hope. For our other clients, we will move forward with the purchase and get to the closing table quickly and with the least amount of stress.

Cash Purchase with Lease-Back

Sometimes our clients need a little time to get their other affairs in order, make plans, and decide where to go from here. We will still purchase the home, however in some cases we can offer a limited lease-back of the home to allow them to do so. This is dependent on the situation and financial condition of our client. It's not a one-size-fits-all solution, but it's an option we can certainly handle.

Renovation Partnership

Some clients need more of their equity for a number of reasons like retirement or medical bills. This option fits those whose home is in poor condition and they can't afford to get it into marketable shape, but they have time on their side. We can step in, provide the resources to renovate the home, sell the home on the open market, and divide the proceeds with the client once our renovation costs have been recovered. This, again, is highly dependent on the situation and condition of the home, as well as other factors such as after-repaired value and renovation costs. But we've done it, and it can definitely be an option.

Wholesale the Home

This option works best for homes that don't fit our buying criteria, but may work for other buyers in our network. We'll agree to a sale price with our client, sign an assignable contract with them, and market the home to our buyer network. This isn't the quickest option, but we have an extensive network of qualified buyers at the ready. And it saves our client the hassle of dealing with numerous home-buying companies. Most homes that qualify for this option are vacant and in very poor condition. 

Subject-To

This is a situation where a client needs to vacate the home quickly due to job relocation, medical issues, sudden job loss, and the like, but they don't have the time to list the home on the market to sell. Sometimes these homes won't fit our equity criteria to purchase it outright.  But we can step in, take over the payments to the lender, and allow them to move on with their life. This sometimes works even if the client is behind on payments, but is dependent on the situation, of course. It's a bit more involved but we can walk our clients through the process easily.

Seller Finance

Our client may not need, nor want, to take a large payment for their home at once. We can purchase it with a seller-finance agreement. We pay the client a down payment and monthly payments for an agreed-to length of time, just like we would to a mortgage company. This spreads the payments out for the client and allows them to move on without a heavy tax burden. These homes typically are not homesteaded and may be landlords who appreciate the monthly income, but are tired of dealing with tenants and maintenance issues.

Sometimes We Can't

Yes, we'll admit it. Unfortunately there are situations where we just can't help our clients. This is often where their situation has gotten extremely dire or we can't agree on a deal that works for everyone. But that's ok. We don't get here often, but it happens and we wish all of our potential clients well in their future, and we'll always welcome them back.
